Concrete Repair Work Information
Hurricane Shutters
It is the Unit Owner’s responsibility to provide hurricane shutter permit information to the OTV office. If you have your permit information, please send Victoria an email with this information, she just needs the permit number. Without this information your shutters cannot be reinstalled by MCW.
If you have electronic shutters, it is your responsibility to have your contractor remove and reinstall those. They will make a shelf on your balcony to store your shutters.
If you have not sent in your hurricane permit # to Victoria, please do so. If you are not planning on keeping your shutters, please send her an email, otv@realtimepm.com. MCW will dispose of those shutters.
Scaffolding
The installation of scaffolding has continued around the building at the south end. This will be for the area over the south garage entrance and the #10 stack. Please note that only the north garage will be available to enter and exit the building. Please be very careful when entering and exiting the garage.
Balcony
There will be no access to the balcony while construction is on-going, and the storage closets on your balcony will need to be completely emptied as well. All units will need to temporarily remove any carpets, furniture, and/or decor from the balcony walls, ceilings, and floor surfaces from your balcony area. All balconies need to be clear of personal belongings. The Contractor nor the Association is responsible for any damage to personal property that has been left in the construction zone aka balcony once the project has commenced. Any décor fixed to the vertical walls and columns adjacent to the balcony along the interior Unit may vibrate if not secure from the chipping hammer and/or necessary concrete repairs. It may be in the Unit Owner’s best interest to remove these items as well. It is recommended that owners remove ceiling fans that are on their balconies. If they are left behind, MCW will do their best to cover them. Again, it is recommended that owners remove them.
Keys to Vehicles
The Board is asking if you are leaving Florida and are planning on having your vehicle in the garage or at the carport, to leave a key to your vehicle with the office. We will need to have vehicles moved during this repair work and we are planning on painting the building and carport this year.
East Side Balcony
MCW has finished waterproofing the balconies. They are now working on the next step, the Sikaguard FlexCoat finish of the floors, there are two coats. They are currently finish installing the hurricane shutters, touch up as needed on the painting and balcony floors. After these steps are completed, they will be installing the screen enclosures. Cannot use the balconies until they are completely done with the work, including the final inspection.
West Side Balcony
They have started the work on these balconies. The scaffolding is being installed.
Catwalks
The first step is that they will be removing the coating on the catwalks, it will then be the bare concrete exposed. You will still be able to use the catwalks. They are putting up protective coverings on the windows that need to stay up. MCW attaches a netting on the floors they are currently working on to catch any debris. They are cleaning up as they go along. It is dusty and noisy.
Thank you to everyone that has already moved items off the catwalks and entrances to the units. In addition to clearing the catwalks, the end units with the patio area by the front door should also be cleared away. If you have items on the walls, you should remove those as well. If you need assistance, please contact Victoria or John.
They will also be removing the shutters on the windows that are on the catwalks. They will wrap and mark them. They are being stored in a designated area with MCW's equipment.
Reminder
No one is allowed in any of the work areas, including the area behind the yellow and red tape in the garage, or signs that say "do not enter", "hard hat area", etc.
Use extreme caution when exiting and entering your unit and the elevator.
As well as walking on the catwalks. They have the repair areas marked with boards with
red paint on them. They are working in multiple areas on the property. Do not enter
any of the areas that are marked off, ie. red and yellow taped area in the garage, there are also signs that say "do not enter", "hard hat area". Do not enter those areas.
